Multi-family sales in the Greater Toronto and Hamilton Area fell 67% in the first half of 2025, with new condominium apartment sales dropping 78% year-over-year in Q2. Townhouse sales declined 45% year-over-year but showed signs of recovery. Over 7,100 units shifted to rental tenure since September 2024. New condo deliveries surged, but future supply is expected to decline sharply after 2026. Price reductions are increasing to stimulate demand.
